Modular Connection with Shelter
Your Factory Building Contractor
to Supply, Deliver, and Install a Multifamily Building onto your site.
Shelter can provide a firm price to deliver the buildings for others to install, or, a "turn key " contract with a fixed price and date of completion to supply, deliver, and complete the site installation work and service connections.
Advantages of Modular Construction
- Design Flexibility - Shelter combines the best of modular construction without loosing the functionality, design, and marketing features required to sell out a project in today's marketplace. Our design technicians will work closely with you or your Architect to make sure your design criteria is met.
- Accelerated Construction - Factory built modular construction and site preparations occur simultaneously. There are no delays from adverse weather or site issues because most of the work is done indoors at the factory. On average a modular built construction project can be completed in 60% of the time it would take to build on site which translates to overall project cost savings.
- Consistent High Quality - There are no moisture problems because the modules are built indoors under carefully controlled and monitored conditions using kiln-dried lumber and top grade materials. Every step is closely monitored under a Quality Management System before it proceeds to the next stage. Set-up jigs allow each part to be square so the pieces fit together on site just as they do on the drawing.
- Double Framing for walls and ceilings - Modules are separate and apart from each other. More materials are used because there are double walls at junctions where the modules meet, and doubling when floors are on ceilings of lower floors. This makes for a stronger building with less sound transmission between suites. The factory built modules are engineered building blocks each with their own structural integrity required for transport and assembly on site. This doubling of framing has significant advantages: higher levels of fire separation; reduced sound transmission; and, reduced energy costs to heat or cool.
- Fixed Price Contract - Shelter has a skilled workforce (framers, carpenters, plumbers, electricians, and roofers, etc.) in the factory to do all the work at established costs. It's easy to price the labour component of a job. Alternately, a site builder must rely on available local labour and sub trades for a specific job, and therefore must price their jobs accordingly.
Shelter keeps all the materials they require in inventory in the factory from established suppliers to feed the jobs on the production line on an ongoing basis. It's much easier to price a job when the supply and prices are predictable. Alternately, a site builder orders the materials for a specific job from area suppliers where delivery on time to the site is maybe more important than the costs if increases can be handed on to the land developer.
- Better Seismic Design - Modular construction provides greater earthquake proofing as it offers a building of connected modules rather than connected materials. The modules can be tied together with anchoring ties and engineered shear plate connectors when installed on site enabling the building to survive far greater shock waves.
